How it starts

From first walk to first visit.

  1. Building walkWe walk the building with you and note its age, systems and trouble spots.
  2. Plan and checklistWe recommend a plan and write the visit checklist for your building.
  3. Scheduled visitsVisits happen on set days, with notice to your on-site staff or tenants.
  4. Reports and repairsEvery visit ends with a report. You approve repairs against your NTE.

Questions

Is there a contract term?

Plans run on a [term] agreement with [notice] notice to cancel. We’d rather keep you because the work is good.

Are repairs included?

Inspections and scheduled preventive tasks are included. Repairs are quoted and done on approval, at plan-client priority. Keep includes a block of labor hours each month.

Can one plan cover several buildings?

Yes. Portfolios get one agreement, one schedule and consolidated invoicing.

How do approvals and NTE limits work?

Give us a not-to-exceed amount with the work order, or approve the scope we send after the first visit. If we find anything that would push the cost past your limit, we stop and send photos and a price before doing it.
