Questions

What property managers want to know

Can you take work orders straight from AppFolio or Buildium?

Yes. Assign us as a vendor or email the work order to our service inbox, and we reference your work order number on the closeout report and the invoice.

How do approvals and NTE limits work?

Give us a not-to-exceed amount with the work order, or approve the scope we send after the first visit. If we find anything that would push the cost past your limit, we stop and send photos and a price before doing it.

Do you have a minimum charge?

Yes. Small jobs carry a [minimum charge / trip charge]. Bundling several work orders at the same building into one visit is the cheapest way to clear a punch list.

Do you handle electrical and plumbing?

Our techs handle fixture-level work: faucets, toilets, drains, light fixtures, switches and outlets. Anything that needs a licensed electrician or plumber, such as new circuits or water heaters, we schedule with a licensed partner and manage under the same work order.

What if you find something bigger, like water damage behind a wall?

We document it with photos, make the area safe, and send you a separate scope and price. Because we are a licensed general contractor, we can handle the permitted repair ourselves instead of handing you off to someone new.
