How a project runs

Questions

What property managers want to know

Do you need drawings to bid?

Not always. Smaller refreshes can be bid from a site walk. Tenant improvements and structural work usually need drawings, and we can recommend a designer.

How do you handle change orders?

In writing, before the work. Each change order shows the price and the schedule impact, and nothing proceeds until you approve it.

Can you work while the building is occupied?

Yes. We plan every project around the people in the building: we phase the work, keep egress open, post notices and clean up daily.

Is the building pre-1978? Do you follow lead-safe practices?

Yes. Red Hawk is an EPA lead-safe (RRP) certified firm. In buildings built before 1978 we contain the work area, minimize dust and clean and document to RRP standards, which matters in much of the Twin Cities’ older rental housing.

Can you send a COI and W-9 before we add you as a vendor?

Yes. Download the vendor packet or ask the office, and we will name your management company and owner entity as additional insureds on request.
